Check-in and Check-out Procedures

• Check-in is available after the designated time; enter the provided code to unlock the door.
• Before sharing check-in information, you must fill out and sign the rental agreement once your booking is confirmed.

Property Access

• All buildings at the resort feature elevators for accessibility.
• The unit and common areas are equipped with accessibility features, including step-free access, wide doorways, and smooth pathways.

Parking Information

• Each unit offers free parking for one car.
• Trailer or car hauler parking is strictly prohibited. Alternative arrangements can be coordinated through property management.
• Public parking and a trolley stop are located at the bottom of the hill and provide access to various attractions in Pigeon Forge for a nominal fee of $0.50.

Policies and Rules

• Guest making reservation must be 23 or older.
• No house parties. Family groups only. If a group misrepresents themselves, they will be required to vacate the premises immediately without refund. Management reserves the right to refund deposits, refuse rental, or discontinue occupancy if the tenant is detrimental to the property.
• Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
• No fireworks of any kind are allowed.
• No pets allowed. Resort policy.
• No smoking inside the condo. This is a smoke-free property.
• Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking is detected in the property.
• Trailers are strictly prohibited on the property.
• Tenant assumes all risk of damage to personal property of landlord and tenant, including household furniture and goods during use and occupancy.
• Tenant assumes all risks and agrees to hold landlord harmless from and indemnify landlord against the same.
• The premises may be used only for residential purposes. No animals allowed. No other purposes permitted.
• Tenant must comply with all restrictions, laws, and ordinances affecting the premises or occupancy thereof.
• No acts that increase insurance rates or cause cancellation of property insurance policies.

Fees and Payments

• A $250 security deposit will be temporarily held on your credit card for any damages that may occur after your stay.
• We accept Visa, Mastercard, Discover, or American Express.
• Cancellation/Deposit Refund Policy: If you cancel your reservation more than 14 days in advance of your arrival date, you will receive a full refund. If you cancel 14 days or less prior to arrival, you forfeit the entire rental fee. All cancellations must be made by phone at 855-44-SWEET. Reservations cannot be cancelled online.
• The company reserves the right to cancel the booking for any reason. In this instance, all monies paid will be refunded. The company is not liable for other costs incurred by the client. The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, technical or weather problems with transport, adverse weather conditions, or any other event beyond their control.

Utilities and Amenities Access

• Free high-speed Wi-Fi, cable TV, and local phone service are provided.
• Sheets and towel sets are provided for your stay, but cannot be changed out during your stay.
• A washing machine and dryer are available in the unit. A single-use box of detergent is provided; bring additional detergent if you plan to do more laundry.
• Basic kitchen amenities are provided, including a refrigerator/freezer, dishwasher, microwave, stove/oven, dishes, glassware, pots and pans, toaster, blender, and coffee maker. Specialized items such as a wok, rice steamer, or crockpot are not provided.
• An iron and ironing board are included.
• Hair dryer, complimentary toiletries, and climate control are available.
• The property features an outdoor pool (heated in April and May, weather permitting) and an indoor heated pool available year-round. Outdoor amenities include gathering and picnic areas, BBQ grills, a quarter-mile walking trail, playgrounds, volleyball, basketball, tetherball, horseshoes, and shuffleboard.

Safety and Emergency Information

• Clients using the swimming pool or other facilities do so at their own risk. Injury, damage, or loss to client property is the client's responsibility.
• Smoke alarms, carbon monoxide detector, fire extinguisher, deadbolts, and private entrance are present for safety.

Additional Critical Details

• Reservations do not include expenses and items not mentioned, including but not limited to transportation, tips, meals, insurance, telephone calls, and personal items.
